El resultat \u00e9s un any de m\u00e0xims en qu\u00e8 tots els indicadors creixen, superant els\nnivells de 2008-2010, els anys de boom immobiliari. Tot aix\u00f2, combinat amb una activitat\nconstructora que continua din\u00e0mica i b\u00e0sicament centrada en la reforma d\u2019habitatges.\nI ajudada, a m\u00e9s, per la construcci\u00f3 d\u2019obra nova, principalment d\u2019habitatges unifamiliars\nper a segments de poblaci\u00f3 d\u2019alt poder adquisitiu, i per l\u2019obra p\u00fablica tant d\u2019edificaci\u00f3\nresidencial com d\u2019obra civil. En aquest sentit, els indicadors d\u2019activitat presents i avan\u00e7ats\nregistren nivells d\u2019activitat superiors als registrats fa quinze anys.<\/p>\n<p style=\"font-weight: 400;\">El 2022 l\u2019\u00edndex de preus de l\u2019habitatge <a href=\"https:\/\/memoriacesib.es\/2022\/8-habitatge\/#37\"><span style=\"color: #01a1df;\">(37)<\/span><\/a> de les Illes Balears se situen en els 157,0 punts,\namb la qual cosa es converteix en l\u2019\u00edndex m\u00e9s alt des del 2008, quan es va iniciar la s\u00e8rie.\nEn comparaci\u00f3 amb el 2021, el preu s\u2019incrementa un 9,2 % i encadena augments per nov\u00e8\nany consecutiu. De fet, aix\u00f2 significa que si es compara amb aquell punt d\u2019inflexi\u00f3 (2013), que va ser el m\u00e9s baix (93,6 punts) de la s\u00e8rie com a resultat de la crisi banc\u00e0ria i immobili\u00e0ria\ndel 2008, llavors l\u2019\u00edndex del preu de l\u2019habitatge s\u2019ha encarit un 67,8 %. I si es pren com\na refer\u00e8ncia el del 2008, un any de gran activitat immobili\u00e0ria, quan l\u2019\u00edndex va marcar un\nr\u00e8cord, llavors el valor actual el supera en un 14,2 % <a href=\"https:\/\/memoriacesib.es\/2022\/8-habitatge\/#38\"><span style=\"color: #01a1df;\">(38)<\/span><\/a>.<\/p>\n<p style=\"font-weight: 400;\">Pel que fa al mercat de l\u2019habitatge, els indicadors\nd\u2019activitat tamb\u00e9 augmenten. Aix\u00ed ocorre amb el preu de\nl\u2019habitatge nou (el valor mitj\u00e0 de les transaccions \u00e9s de\n517.445,6 euros) i de segona m\u00e0 (389.932,9 euros), que toca\nun nou m\u00e0xim, aix\u00ed com amb el preu del s\u00f2l (els 337 euros\/\nm2, 38 euros m\u00e9s cost\u00f3s que el 2021 i 178 euros m\u00e9s que\ncar que la mitjana espanyola, el preu m\u00e9s alt d\u2019Espanya) <a href=\"https:\/\/memoriacesib.es\/2022\/8-habitatge\/#39\"><span style=\"color: #01a1df;\">(39)<\/span><\/a>,\nel preu del lloguer (12,9 euros el metre quadrat; el tercer\nm\u00e9s car d\u2019Espanya despr\u00e9s de Catalunya, on \u00e9s de 15,6\neuros\/m2, i de Madrid, 14,9 euros\/m2) <a href=\"https:\/\/memoriacesib.es\/2022\/8-habitatge\/#40\"><span style=\"color: #01a1df;\">(40)<\/span><\/a> i el nombre d\u2019operacions. Molts d\u2019aquests marquen\nnivells m\u00e0xims hist\u00f2rics. El resultat \u00e9s un any de xifres m\u00e0ximes, que supera el 2021.<\/p>\n<p style=\"font-weight: 400;\">Aquest tamb\u00e9 \u00e9s el cas del preu mitj\u00e0 per transacci\u00f3, que assoleix els 402.700 euros\nde mitjana per operaci\u00f3 de compravenda. Consequ\u0308entment, aquest encariment t\u00e9\nrepercussions per a gran part de la poblaci\u00f3 resident. De fet, continua empitjorant\nl\u2019indicador que mesura l\u2019accessibilitat a l\u2019habitatge i que posa en relaci\u00f3 la renda amb el\npreu de l\u2019habitatge. Una aproximaci\u00f3 a la qu\u0308esti\u00f3 de l\u2019habitatge a Eivissa en xifres<\/i><\/b><\/span><\/p>\n<p style=\"font-weight: 400;\">Les Illes Balears, quinze anys despr\u00e9s de l\u2019esclat de la\nbombolla immobili\u00e0ria, continuen immerses en una crisi\nd\u2019habitatge profunda. Del conjunt de les Balears, Eivissa\n\u00e9s l\u2019illa on aquest conflicte es presenta amb m\u00e9s intensitat <a href=\"https:\/\/memoriacesib.es\/2022\/8-habitatge\/#41\"><span style=\"color: #01a1df;\">(41)<\/span><\/a>.<\/p>\n<p style=\"font-weight: 400;\">Pel que fa al r\u00e8gim de tinen\u00e7a, actualment el m\u00e9s com\u00fa a Eivissa \u00e9s el de propietat (44 %),\ntot i que el r\u00e8gim de lloguer el segueix de prop (41 %) i va clarament en augment. I pel que\nfa al preu de l\u2019habitatge de la ciutat m\u00e9s cara d\u2019Espanya, es pot afirmar que el preu mitj\u00e0\ndel lloguer est\u00e0 per sobre del preu mitj\u00e0 de les hipoteques. Aix\u00ed, el preu de la hipoteca se\nsitua en 674,06 euros\/mes, mentre que el lloguer, a 956,54 euros\/mes. Igualment, les xifres\nper euros\/m2\/mes mostren la mateixa relaci\u00f3: 11,72 euros\/m2\/mes en l\u2019habitatge de lloguer\ni de 6,62 euros\/m2\/mes per als hipotecats.<\/p>\n<p style=\"font-weight: 400;\">Una aproximaci\u00f3 als percentatges d\u2019habitatges segons l\u2019interval de cost deixa veure que\nla majoria de les hipoteques (un 54 %) se situen en l\u2019interval 300-700 euros\/mes; mentre\nque la majoria dels lloguers (el 36 %) ho fan al de 700-1.000 euros\/mes, i la resta (el 26 %), al\nde 1.000-1.300 euros\/mes. En canvi, el r\u00e8gim de lloguer \u00e9s molt m\u00e9s com\u00fa que l\u2019hipotecari.<\/p>\n<p style=\"font-weight: 400;\">\nEn un escenari com el que s\u2019ha descrit, de crisi social i alhora urbana i amb un mercat\nimmobiliari caracteritzat per una profunda i creixent revaloraci\u00f3, la propietat o no de\nl\u2019habitatge esdev\u00e9 un element clau en la producci\u00f3 de desigualtats urbanes. Les dades\nmostren dos extrems ben diferenciats, per una banda, el 80 % dels titulars que, com a\nunipropietaris, ostenten el 62 % del parc i, a l\u2019altre extret, els grans tenidors de Vila, en qu\u00e8\n116 propietaris (0,54 %) posseeixen 2.344 habitatges (10,35 %).<\/p>\n<p style=\"font-weight: 400;\">\nTamb\u00e9 s\u2019ha de destacar que en una altra posici\u00f3 de m\u00e9s privilegi respecte al context\nde financeritzaci\u00f3, s\u2019hi situen els que capturen les rendes immobili\u00e0ries a trav\u00e9s del\nlloguer de les seves propietats. L\u2019Estudi de la situaci\u00f3 de l\u2019habitatge i les desigualtats\nsocials al municipi d\u2019Eivissa 2022 analitza la xifra del total del capital que mobilitzen\naquests lloguers. Es tracta de 7,3 milions d\u2019euros al mes durant la temporada alta, que es\nreparteixen (no a parts iguals) entre els propietaris que lloguen els seus habitatges.<\/p>\n<p style=\"font-weight: 400;\">\nAix\u00ed mateix, el grup social de no propietaris \u00e9s el 64,9 % dels residents al municipi d\u2019Eivissa.<\/p>\n<p style=\"font-weight: 400;\">\nLa situaci\u00f3 de l\u2019habitatge a la ciutat d\u2019Eivissa ha creat una ciutat de contrastos, polaritzada\nentre els que s\u00f3n propietaris o rendistes immobiliaris \u2014els que no tenen despeses de\nlloguer o, fins i tot, en treuen ingressos\u2014 i els que han de dedicar m\u00e9s del 30 % dels\ningressos a pagar el lloguer, han de viure a un infrahabitatge o s\u00f3n persones sense sostre.\nEn aquest sentit, els que tenen rendes s\u00f3n el 8 %, mentre que els que paguen m\u00e9s del\n30 % s\u00f3n un 40 % dels residents.<\/p>\n<p style=\"font-weight: 400;\">\nSi b\u00e9 les desigualtats socials que mostra la ciutat entre les persones est\u00e0 profundament\npolaritzada, Eivissa tamb\u00e9 \u00e9s una poblaci\u00f3 que presenta geografies desiguals entre barris,\nper diferents tipus de processos urbans. Sembla clar que ja hi ha una ciutat gentrificada,\nmolt lligada amb l\u2019activitat tur\u00edstica: el passeig Mar\u00edtim, la Marina, Dalt Vila.
